We want you to enjoy your vacation on Anna Maria Island. Here are our White Sands Beach Resort and Tropical Breeze Beach Club resort policies concerning deposit requirements, check-in, guest, and cancellation policies. Please review and contact us at (941) 778-2577 with any questions.
Available Discount
We offer a cash or check discount if you pay your entire stay by U.S. check, cash or travelers check and do not use a credit card you will receive a $5 dollars a night discount from the standard rate. We offer Monthly discounts:1 month take 3 % off, 2 months take 6 % off, 3 months take 10% off the weekly rate. Discounts can be combined.
Deposit & Reservation Requirements
Deposit & Reservation Policy: Phone bookings, require a deposit of $500 dollars per week. Vacations that are shorter than one week must be paid in full. Online booking requires a 50% non-refundable deposit. You must reconfirm your reservation 35 days before arrival. We guarantee room type not room number! Rates & room numbers are subject to change. Balance due upon arrival. Please call and make arrangements for late check-ins. You must purchase your own Travel Insurance for refunds.
ALL ROOMS ARE NOW Non-Smoking. Smoking is allowed outside. There will be a $750 charge and removal for smoking, pets, or parties in rooms. Please let us know if you are a smoker so we can make other arrangements for you or you can smoke outside if you would like to rent these rooms.
Cancellation Policy
We recommend that you get travel insurance ("cancel for any reason insurance" to use for red tide, viruses, or the unexpected). Cancellation Policy: Time factor is critical in vacation rentals, Your reservation will hold this rental off the market for a period of time. We cannot offer refunds for late check-ins, early departures or "acts of God "such as for inclement weather, rain, cold, wind, red tide, viruses, or things out of our control. Online bookings are not refundable after 24 hours of making the reservation. Phone bookings will be refunded with 70 days advanced written notice (by U.S. Mail Only, not email), less a $200.00 service charge. Please make sure to cancel your reservation, if you are unable to attend. This will allow other waiting families the opportunity to enjoy our resort. If you fail to cancel your reservation 1 week before your arrival date, you will be charged for your complete reservation, whether you use the room or not. All tranferred deposits or credit to new reservations are non refundable.
Check-In, Parking, and Extra Guest
Due to the size of our facilities & in order to keep our facilities nice and quiet, the pool and premises are for paying guests only. One-bedroom units are priced for 2 people - maximum 4. Two bedrooms are priced for 4 people -- maximum 6. (These totals include visitors). Visitors are people staying 1 hour or less and do not use any of the facilities otherwise they are considered paying guests and billed accordingly. Additional guests are $15.00 per day/per person (not to exceed our maximum room occupancy total including vistors). Arrangements for visitors must be made before they arrive. There is a $30 per day per guest charge for guests that have not been pre-arranged. If there are more guests than the maximum room allows, Then the extra guest must rent an additional room or leave the premises immediately. Premises are for paying guests only!!! 1 vehicle parking per room. First vehicle Free second 30 dollars a week, Golf cart, or charging fee $30 per week.
Damage Deposit and Additional Fees - Sorry No Parties, No Pets, No Foul Language, and No Smoking or No Vaping
There is an understood damage deposit to cover any and all careless damage to rooms, other guests & premises during your stay. There is a $750 fine per room plus cleaning and/or damage fee and immediate removal for smoking or vaping in room, parties, or pets of any kind in rooms. ( No fake service dogs!, we prosecute!). Additional charges for cleaning may apply for messy rooms, careless damage, and late checkouts $50 first hour + 25 additional hours. These issues are very time and labor-intensive to correct and are fined accordingly. Security/ Damage Deposit held on Credit Card. Management reserves the right to remove guests from premises for any reason.
Customer Responsibility Policy
Please be courteous and respectful of other guests while staying on-premises (Family-friendly behavior only - No foul language, No parties, drunken or risque behavior or late-night antics). if you see any suspicious/ unsafe behavior or safety issues, please notify Management immediately and do not use any area.
- • Charcoal grills are provided for guest use but must be used at least 10 feet away from buildings or combustibles.
- • Pool closes at dark.
- • No smoking in the pool area or in rooms.
- • Outside premises should be quieting down by 10 pm, low whisper until 11pm, no noise from 12 pm to 8:30 am.
Please abide by all property rules and understand, that all guests are responsible for their own and their visitor's actions and in addition to room fees may incur charges for breaking rules or improper behavior not limited to the above charges. if any guest or visitor violates any rule or policy of the resort they may be subject to removal and forfeiture of the remainder of their groups stay. Furthermore, the violating guest and group will be charged for any damage, and or cleaning to property, loss of revenue, reputation damage, refunds, or discounts the resort provides to any other guests as a result of the conduct of the violating guest. The resort and its management will not be responsible for accidents or injury to our guests or visitors or for loss of valuables of any kind. Please remember you are responsible for purchasing your own Travel Insurance for refunds. Management reserves the right to remove guests & visitors from premises any reason and by booking a reservation and or staying on the premises all guests and visitors are accepting these terms of the agreement.
